Solar Power + Real State: The Next Big Thing?

The real estate sector is one of the most dynamic and innovative, always seeking to satisfy an increasingly sophisticated demand by companies, so the real estate has been evolving in terms of sustainability.

Solar energy offers owners and managers of commercial real estate an exceptional opportunity to increase cash flow by reducing utility costs, increasing rents and increasing maintenance reimbursement for common areas. The installation of a photo-voltaic solar array (PV) also fosters closer connections with tenants and their customer bases, facilitates lease extensions, and allows a sustainable footprint.

If you are a real estate agent, this is what you need to know to represent buyers and sellers of homes with solar energy.

Solar Houses Are Sold For More.

Buyers will pay a premium for households with solar energy systems.

The Lawrence Berkeley National Laboratory (LBNL) produced a report that definitively demonstrated that solar-powered homes are sold for more than homes that do not. The 2015 study, Selling Into the Sun: premium price analysis of a multiple-estate data set from Solar Homes, analyzed 22,000 home sales in 8 states, 4,000 of which included photo-voltaic systems, from 2002 to 2013.

The study found that each watt of solar energy adds an average of $ 4 to the value of the house in California and an average of $ 3 per watt elsewhere. This represented an average price increase of $ 20,000 in California ($ 4 x 5,000W for the average system size) and $ 15,000 outside California ($ 3 x 5,000W).

Prove The Value.

If you are the seller’s agent, help him get the full value of his solar energy. Suggest that they gather documents that show their solar benefits and show them in open houses:

Copies of electric bills that show very little due or even a credit

Documents that show the amounts of recent “green income” payments if they are received: canceled checks or an extract from your “aggregator”.

A note saying that solar energy is exempt from property taxes, if that is the case. (varies by city).

Your House Will Sell Faster.

Houses sold 17% faster and 20% more even in a market crash.

Although the real estate market was in a recession, solar houses maintained their value. The other developments in the study also sold their solar homes approximately 17% faster than non-solar ones. The floor plans and the specifications of each home in the market were exactly the same. The only difference — solar. If the solar energy was already installed and the price was taken into account, the buyers were willing to pay more and took the opportunity to own their own solar system.

Another interesting finding is that these houses were not as solar as they could be. Most had smaller 2.5 kW photo-voltaic systems (most homes need a 5kW system to power all their appliances) but their energy bills are still reduced by 54% compared to their neighbors with network power. This shows that solar energy should be an industry standard for new construction. Even if developers implement smaller and cheaper systems, it can attract buyers quickly who are eager to reap the benefits of energy savings and independence.

Japan’s Solar City

When we hear “Japan” the first things that come to mind are sushi, cars and technology, and for a good reason. Here in America, Japanese technology is very popular together with Japanese cars.

In Ota City, located just 80 kilometers (roughly 50 miles) north of Tokyo, there is a small Solar Powered town called Pal Town. Every house and building has a solar panel or more for their use. Habitats of this town can be paid up to ¥5000 or $50 from the local power company.

This town is located in Japan’s sunniest area, and the Japanese government lost no time on taking advantage of the sun by giving Solar Panels to the residents of the city.

If people moving to this city are buying Solar Powered houses at the current market price they could recover the cost of the building plus ¥2,000,000 or $20,000 in two or three decades.

Kazuo Nakashima, Ota’s housing development manager says that the biggest challenge is the high equipment cost in spreading the Eco-friendly system.

[Kazuo Nakashima]: “Through this project, we’ve cleared technical issues over solar power generation in private homes. Now, the biggest challenge is how to reduce the cost of solar panels and related equipment.” Image Credits:

How is power saving shaping the economy?

Did you know the U.S. uses only less than 1/2 of its energy? The rest becomes rejected energy and never sees proper distribution. Ineffectively, billions of dollars are steered towards energy that essentially doesn’t contribute to anything.

Many of the government’s budget costs go directly to energy consumption. These can get quite expensive, especially in the commercial sectors. Over 70% of the electrical consumptions in the United States come from residential homes and commercial infrastructures. This obviously has an impact on the environment. A negative impact.

How does this affect the average citizen? It’s easy to put the math together. Every year national electricity costs increase 2,2% which, in the long run, is a significant change.

It’s safe to assume you should seek to save electricity.

What benefits would that bring?

Let’s start with the obvious:

#1: Helps out your wallet

Saving electricity through various means of renewable energy resources or cutting off unwanted power, can have a positive effect on your wallet. The U.S. is considered to use only 39% of efficient energy. Every year millions of Americans tend to spend thousands of dollars on misused electricity.

The meaning of these insights is that we’re not doing a good job with energy distribution. Therefore we must use only what is completely necessary. Some of the solutions are often quite easy and free. Stressing over excessive electrical bills can often be attributed to misuse of energy around the house. If you’d like to learn on how you can save electricity head on over to 4 ways you can save electricity at home.

#2: Fuels the economy with renewable energy.

Saving electricity is a great way to promote renewable sources of energy, solar panels, wind power, hydroelectric energy, and a few others. It’s important to note that adopting these alternative forms of energy can help cut costs for many Americans.

According to the U.S. Energy Information Administration; the three major fossil fuels — petroleum, natural gas, and coal — combined accounted for about 77.6% of the U.S. primary energy production in 2017. This equates to high annual expenditure that drains economical spending, drains natural resources and contributes to the greenhouse effect. In the long run, these issues will cause many expenses, not only for US government but towards its citizens who will pay the price.

When the chips are down, switching to renewable energy will stop being a luxury and start being a necessity. It’s important to stay ahead of the curve and save electricity as soon as possible in order to set the model for others. When everyone starts contributing, great things can come out of it.

We can observe with this graph by the U.S. Energy Information Administration, that renewable sources of energy only have a small impact on energy production in the United States (source:

#3: Investing in renewable electrical energy provides new opportunities

Smart, ecological investments can help generate fruitful outcomes for industries and residential areas. Investing and tactics that help save electricity can help thrive the economy. But ask yourself, why do people or corporations invest? Well, to generate larger incomes and to better their future outcomes.

Investing in renewable energy like solar panels or wind power helps cut down significant costs in monthly electric bills. In the span of a decade, you’ll have saved up thousands of dollars that otherwise would have been spent keeping the lights on. Commercial use in the private sector can acquire high gains from these initiatives.

It’s a fact that industries consume the most electricity in order to fuel offices and machines of all types. Cutting costs by investing in smart, more efficient alternatives is the best solution in today’s high energy demand.

Companies have entered the realm of eco-friendly solutions. Target Corporation, for example, currently has over 300 rooftops that utilize solar panels. Solar Energy Industries Association created a report stating that since 2012, prestigious U.S. businesses have significantly invested in solar capacity. These investments are up to over 200%. Eco-friendly investments help fuel many new jobs for Americans and simultaneously help to generate clean energy, free of pollution and carbon emissions.

These companies can cut energy costs and are now open to integrating change into other facets not thought of before.

#4: It’s the Stepping stone for the future…

The future has arrived. Other countries such as Denmark, Netherlands and Sweden have made heavy contributions to the environment with cities that support significant initiatives in the field.

It’s no surprise we are finding better solutions to our problems through the means of technology. The only way to guarantee this change keeps improving is by making your own mark. Saving electricity can have great contributions, not only for your personal gains but for your fellow citizens.

Saving electricity is associated with a chain of events that can elevate the prosperity in the economy. We can see how companies are taking actions in renewable energy. Residential areas and giant corporations are slowly learning that electricity is an expensive and high-energy commodity. In order to make sure the future is bright, alternative steps need to be taken in order to ensure it stays that way.

How does Solar Energy Help the Environment?

When it comes to Solar Energy a lot of people have different opinions and perspectives about it, but one thing is for sure; it helps the environment because it generates energy from the sun without burning any kind of fossil fuel or coal, this being said, Solar Energy Panels do not emit any kind of greenhouse gas emissions that damage our ecosystem and health.

[heading header_type=”h2″]Solar Is Green in More Ways Than One[/heading]

By going solar in your home, you are directly improving the environment for your family and neighbors. When a homeowner makes the switch to solar, your system can reduce your carbon footprint significantly, with an average impact equivalent to:

[heading header_type=”h2″]What Makes Solar Power so Good?[/heading]

People tend to say that going Solar might be expensive to install or maintain, but surprise, surprise; everyday Solar Panels are getting cheaper and the best part of that is that you save money from your monthly energy bills. Most importantly, if you install Solar Panels in your home or business the value of the building increases due to having a Clean Energy Source.

Sure, all the money saving sounds great, but something is more important than that. Solar energy also helps the environment where your family, kids, and love live.

[heading header_type=”h2″]How Is Solar Energy Used Today?[/heading]

Famous for their various theme parks, Disney themselves are involved in the use of Solar Energy, but that’s nothing new for them. According to their Environmental Integration Director, Angie Renner, Disney has been using Solar Energy since the 80s.

Today, Disney owns a 270-acre Solar Farm in Florida that generates 50MW providing 25% of the power used in Disney World, it might not sound like a lot, but it is actually enough to provide power for two Disney Theme Parks.

Currently, Disney wants to get rid of 50% of their net emissions by 2020 using renewable energy. Currently the new Solar Facility at Disney World reduces the annual greenhouse gas emissions by more than 52,000 metric tons!

Disney is taking the initiative to reduce big carbon companies, What are you doing to reduce your carbon footprint?

Solar Energy: Cheaper and more accessible!

[heading header_align=”center”]Solar Energy: Cheaper and more accessible![/heading][heading header_type=”h3″ header_align=”center”]Solar Power Is Now The Cheapest Form of Energy in Almost 60 Countries[/heading]

Solar energy is a reliable source of energy that can provide electricity to those who need it, with little or no impact on the environment. From communities in need to owners looking to save, everyone can benefit from this positive trend.

Climate change is a reality. We can no longer bury our heads in the sand about how we have changed our environment to improve the use and reliance on non-renewable energy resources.

But the good news is that 2018 will finally mark a change in our use of global energy. Next year we will see that wind and solar energy become the lowest cost energy generation form in the whole world.

This cost is lower than those who are interested in maintaining our planet are increasingly aligned with those who are driven by profit. The costs of solar energy and energy are decreasing every year, and today they are lower than coal. In the USA UU., A report by Lazard, the asset management firm, land-based wind energy and solar energy. Energy is leveled by eliminating subsidies.

With this great news about the state of solar energy in general, we could not be happier to welcome our solar community.

Shift the energy… Think Solar!

More soon than later we need to stop using fossil fuel for Energy

[heading header_weight=”bold” header_align=”center”]More soon than later we need to stop using fossil fuel for Energy[/heading]

In recent years, advocates of clean energy have been optimistic about falling solar and wind energy prices, and this has raised hopes that an energy revolution will be achieved. But a new study published in the Journal of Economic Perspectives and led by MIT economist Christopher Knittel and his colleagues at the University of Chicago suggests that reducing costs is not enough, and that if taxes are not started on emissions carbon, we will not stop using fossil fuels.

If we do not adopt new policies, we will not stop fossil fuels, so we need new carbon tax policies and invest more money in renewable energy.

While renewable energy has made promising gains in recent times (the cost of solar energy decreased by about two-thirds between 2009 and 2014), new drilling and extraction techniques, such as hydraulic fracturing and oil production from of tar sands, it also makes fuel cheaper and increases the amount of oil and gas. In the United States alone between 2000 and 2014, oil reserves have expanded by 59% and natural gas reserves have expanded by 94%.

Although the cost of renewable energy has decreased significantly in the last decade, solar energy is still approximately twice as expensive as natural gas. In addition, electric vehicles are also more expensive than fuel cars. This trend of cheaper costs of renewable energy is still surpassed by fossil fuels.

The study concludes that the burning of all available fossil fuels would increase average global temperatures from 10 to 15 ° F by the year 2100 and such scenarios imply difficult changes to imagine on the planet and dramatic threats to human well-being in many parts of the world.

Your Quick Guide To Understanding Solar Energy

We’ve all heard of solar energy, but do you know how it actually works? If you’re reading this you probably don’t or at least not entirely. Don’t worry, you’ve arrived at the right place.

Solar energy is a topic of great interest for those seeking a clean alternative to power their homes. Producing your own energy seems like the pinnacle of a science fiction novel or something straight out of the Jetsons.

Before explaining what solar energy is, we must talk about solar panels and how they convert that energy. So let’s start with what most people are familiar about when looking at solar panels: The panels themselves.

[heading header_type=”h2″]What is a panel?[/heading]

The panels are the translucent blue or black display most people are familiar with. These panels contain small units in them, called solar cells or photovoltaic cells. These cells are manufactured from silicon, which also serves as an efficient semiconductor.

The silicon is the one that absorbs the photons (the particle attributed to light and electromagnetic radiation). The color is due to the type of silicon or polycrystalline used, alongside the anti-reflective coating that allows a heightened absorbing capacity.

[heading header_type=”h2″]Converting Light into Electricity[/heading]

The photovoltaic cells, which just mean converting the sun’s light into electricity, link up together comprising the solar panel. Now, the process can sound a little complicated for those who aren’t well versed in physics, but basically put, solar panels divert the electrons from the atoms allowing electricity to flow. Let’s look into it in full detail.

The solar cells are made up of two semiconductors, the P-Layer, and the N-Layer. The positive layers or P-Layers have extra holes that allow the positive charges to flow. This layer adds atoms and is usually created using an element called boron. Due to baron’s lack of one electron needed to form a bond with the silicon atoms, the vacancy hole is made.

The N-Layer silicon is made by including atoms that can have a single electron more in its exterior level than the silicon. This is called Phosphorus. Phosphorus is a chemical element that contains 5 electrons in its exterior energy level instead of 4. This allows it to bond with the silicon minus one electron. Because of this process, the silicon is free to move in the silicon structure.

Through a slew of various operations each of the positive holes and excessive amounts of electrons from each semiconductor, it creates an area around the junction known as the depletion zone. In simple terms, the depletion zone is where the electrons fill the holes.

Now that the P-Layer contains negatively charged ions and the N-Layer contain positive ions, this causes an internal electric field that does not allow the electrons in the N-Layer to fill any holes in the P-Layer.

So now that we have a flow, the wires connecting the two layers are a pathway for the electrons to move freely towards the circuit to recombine with the holes. And this, ladies and gentlemen is now an electrical current which can now be diverted to power anything. The electricity can now be sent to a circuit.

This can seem a little complex to most people, don’t worry, it is. That is the science behind the morphing of something so casual as sunlight, into useable, clean energy to power buildings and electronics.

[heading header_type=”h2″]Benefits of Solar Energy[/heading]

Solar energy technology has existed since the 19th century and has only been improving over the years. Solar cells meet their current aesthetics by assembling them into panels, hence their name. This form of energy is clean and safe for the environment. It produces no noise, it’s efficient, modern and easy to use.

The most efficient way to place them in commercial infrastructures or residential homes is through the roof. Light can be absorbed and converted in real time or, it can be stored to be used later and even redistributed elsewhere.

4 Ways You Can Save Electricity at Home

[heading]You Can Save Electricity at Home[/heading]

As time goes by, one question always remains relevant: “how can I lower my electric bill?”. The quick answer is to be smart with your electrical consumption. But that’s not good enough, is it? According to the U.S. Energy Information Administration (EIA), 48% of energy depletion goes towards heating and cooling homes.

Significantly in the past 15 years, appliances, lighting, water heating, and electronics have increased intake and are now the cause of 52% of electrical consumption in homes all over The United States. Adding to this, every year there is an increase in costs of over 2% in the national electricity.

Going back to our quick answer (be smart with your electrical consumption) and keeping in mind the previous information, we can now start looking for real solutions. Here are 4 things to take into consideration when saving electricity at home.

[heading header_type=”h2″ header_weight=”bold”]1. Be smart with your Air Conditioning[/heading]

Air conditioning seems to be a necessity with all the hot temperatures year long. Let’s take for example a place like Florida, which is one of the hottest states with a very warm and humid climate, forcing citizens to seek artificial cooling. An energy chart form the city of Santa Clara in California shows that a central air conditioner costs approximately $0.33 per hour in consumption. So if you do that math, leaving the AC on for 6 hours will cost you almost $2 dollars a day, $14 in a week and $55 in a month.

Reducing the amount of time your AC is on will have a strong impact on your monthly bill. Thinking about it this way can help you calculate how much you will spend on average. We tend to cool our rooms for a couple of hours before going to bed, but this isn’t necessary. By cutting a few hours every month, you’ll notice a significant positive change in your wallet.

[heading header_type=”h2″ header_weight=”bold”]2. Avoid “Vampire Energy”[/heading]

This may seem like a no-brainer but many times we leave the light on when there’s nobody in the room. This may also apply to leaving on your television set, game consoles, computers or other electronic appliances. One of the best ways to make sure you’re not consuming unnecessary electricity is to shut off various appliances.

But that’s not all. Are you aware that keeping electronics plugged in can consume small amounts of electricity? Leaving things plugged in over the span of a year can have a noticeable effect in your electrical consumption. This form of consumption is called Vampire Energy. It can be the cause of up to 5% of residential energy usage.

Nationwide this sums up to be $3 Billion dollars every year, according to the EIA, wow. So remember if you’re not using it, there’s no need to have it plugged in. Unplug or shut off your power strips with a click of a button. That way you won’t need to worry about individual appliances and electronics. Stay smart, stay unplugged.

[heading header_type=”h2″ header_weight=”bold”]3. Sunlight is your friend[/heading]

Ideal distributions around your home to better adjust to sunlight is perfect for saving electricity. If you’re working from home, reading a book or just enjoying spare time with friends, allowing the sun to shine is always a great option. Another great use for the sun is to dry your clothing. You don’t always need to dry your clothes in the dryer.

Many families turn on lights in and around the house and forget to shut them off. Open the windows and let the light rays surround your home. Sometimes it’s all about adjusting your room to better fit the natural lighting coming in from outside. If you want to use the sun’s rays to its full advantage, you’ll like our next entry.

[heading header_type=”h2″ header_weight=”bold”]4. Invest in solar panels[/heading]

Out of all the options, this is the only one where you’ll need to invest not only time but money. Most American families spend over $1200 a year paying their electrical bills (not counting other expenses.) Switching to solar panels is not always an easy thing to do, especially due to its high price, but you’ll see its benefits short-term. Solar panels are a great way to capture the sun’s rays and converting it into energy, to later be used to power your home. You’re not only saving thousands of dollars in the span of a decade, you’re also contributing to a clean environment free of CO2. Solar panels are some of the best alternatives for renewable energy sources.

If you are conscious about budget, make sure to investigate which solar panel works for you (Monocrystalline, polycrystalline or amorphous). Find out what is the best amount of solar panels you need and or can afford before making the decision. You might want to start by figuring out how much electricity you regularly consume. This will give you an idea of how many grids you will want to acquire for your home.

Hopefully, some of these tips if not all can help cut your electrical consumptions. You’re free to try other smart alternatives that can fit your demands. Stay smart, and stay clean.
